Should a future MRT station change where you buy?

A planned station is real upside — proximity to rail is one of the most durable resale premiums — but it is a bet on a timeline, not a feature you can use today. Treat it as a tie-breaker between otherwise similar blocks, not a reason to overpay now for convenience that arrives years later. Weigh it against the commute you actually have today on the commute rankings, and screen the block on everything else with the screening framework.
